properties caused by delinquent loans, are non-performing assets carried by the bank until

services which would be provided to you are all aspects of R. E. O. Property services

pre-foreclosure title work through the resale of the property and all phases in between
maintaining constant communication with the client through every step of the transaction.
More specifically, either prior to acquisition or upon your acquisition of the property,
we would "open title." By initiating abstract of title and examination, we are
able to determine the property’s validity and merchantability. If delays are
encountered, you will be promptly notified.
If title deficiencies exist, they would be reported in the preliminary
title insurance commitment. At the time of transmittal of this commitment we would
carefully define the process or procedure for elimination of the title defects. If we are
authorized to proceed, the curative work would begin. Once the property is under contract
to sell, the next stage of our service would be the actual closing process. The closing
process is handled by Stewart Title of Louisiana or Stewart Title of the Gulf Coast.
Whether the closing takes place in one of our nine locations, with one of our Stewart
Title Guaranty Agents or with the purchaser’s attorney, our R. E. O. Department will
coordinate the entire sale on your behalf.
